Our process

How the work is defined and followed.

Before construction, the proposal should clarify work, exclusions, responsibilities, approvals and follow-up. Clients need to know what they decide and when.

  1. 01

    Initial conversation

Location, use of the space, priorities and constraints.

  2. 02

    Survey

Assess current conditions, dimensions and available documentation.

  3. 03

    Scope definition

Identify design needs, specialists and responsibilities, including partners where applicable.

The contracted scope should identify technical responsibilities, included design services and any partner involvement. Supplies, exclusions and handover conditions belong in the proposal.

  4. 04

    Proposal

Set out work, quantities, exclusions and assumptions for approval.

  5. 05

    Materials and decisions

Record references, samples and approvals before ordering.

  6. 06

    Planning

Define phases, access, supplies and client responsibilities.

  7. 07

    Construction

Follow the agreed scope and record changes and their impact before proceeding.

  8. 08

    Handover and follow-up

Review finishes, agreed cleaning, documentation, checks and warranty conditions specified in the proposal.

Materials, remote updates and handover

Three points to clarify before work begins. Follow-up arrangements and handover items are defined in the proposal.

01

Material selection

How are selections compared and approved?

Start with expected use and maintenance. Compare samples together and, where possible, in the actual space. A reference image establishes the intention; a technical sheet and sample help select the product.

Record product, finish, installation and approval before ordering. If an alternative is proposed, confirm its effect on appearance, cost and supply before accepting it.

02

Following the work remotely

What can be followed without being at the property?

Before construction, agree a contact, communication channel, update frequency and who approves choices. Record decisions, questions and changes with their budget and programme impact.

Separate what can be reviewed through photographs or meetings from decisions requiring samples, measurement or a visit. Remote updates do not replace on-site technical checks.

03

Project handover

What should be checked before the work is signed off?

Prepare a final review of contracted work: finishes, operation, applicable tests, cleaning and documentation. Checks should reflect the scope and each specialist’s responsibilities.

Record checks, owners and agreed dates. Confirm operating and maintenance documents, applicable warranty conditions and how questions after handover will be handled.

FAQ

What to decide before requesting a proposal.

What affects the budget?

The condition of the property, scope of work, building services, materials, access and design requirements. A useful proposal should clarify inclusions and exclusions.

Is a design project always needed?

It depends on the intervention. Layout, structural and building services changes may require assessment by qualified professionals and the appropriate approvals.

Can I stay in the property during the work?

This depends on phasing, safety and the availability of essential facilities. It should be assessed before planning.

How can I follow the project remotely?

Agree a point of contact, an update routine and a record of approvals. The arrangements should be confirmed in the proposal.
