Your scope of work

Know what you are asking us to change.

  • Room-to-room layout and circulation
  • Kitchens, bathrooms, flooring and decoration
  • Lighting, storage and carpentry
  • Coordinated electrical and plumbing upgrades

Plan the whole property as one project, with the layout, finishes and installations considered together.

What we assess before specifying the work

Assess the building, existing systems, occupancy, access and permissions before fixing the scope. Structural changes require the appropriate professional input and approvals.

Defined separately, never assumed

Structural engineering, statutory fees, specialist investigations, loose furniture and appliances are included only where expressly listed.

The signed proposal sets the actual inclusions. A service list is not a quotation.

Make it yours

The choices that make the difference.

01

Layout before decoration

Decide which rooms need to move, how light travels and where storage belongs before choosing finishes.

02

A coherent material palette

Compare flooring, joinery, worktops and wall finishes together, using samples and maintenance expectations.

03

Comfort behind the finishes

Coordinate lighting, power, water, ventilation and access for future maintenance.

Before you commit

A budget you can understand. A programme you can follow.

What affects the cost?

Area alone does not determine the price. The condition of the property, changes to wet rooms, installations, joinery, finish specifications and access all matter. Your proposal should separate defined works, allowances, exclusions, professional input and payment stages.

What affects the timing?

We agree a programme after assessment and key selections. Design approvals, permissions, long-lead materials and the order of trades affect the start date. Any changes to the target programme need an explanation and an updated sequence.

What your proposal should make clear

  • The defined work and itemised allowances
  • Materials, quantities and selection assumptions
  • Taxes, exclusions and separately commissioned services
  • Payment milestones and the process for approving changes
Discuss the scope and budget

Living through the work

Plan the disruption before it starts.

A full renovation may require alternative accommodation. Phasing can sometimes protect part of the home, but dust separation, safe access, water, electricity and working hours must be planned first.

The final review

Know what handover means.

Review the rooms against the approved scope, inspect finishes and agreed installations, record outstanding items and receive the included operating and care information.

Before your project begins

How much will this renovation cost?

Area alone does not determine the price. The condition of the property, changes to wet rooms, installations, joinery, finish specifications and access all matter. Your proposal should separate defined works, allowances, exclusions, professional input and payment stages.

How long will the work take?

We agree a programme after assessment and key selections. Design approvals, permissions, long-lead materials and the order of trades affect the start date. Any changes to the target programme need an explanation and an updated sequence.

Can I keep living in the property?

A full renovation may require alternative accommodation. Phasing can sometimes protect part of the home, but dust separation, safe access, water, electricity and working hours must be planned first.

Can you help me choose materials and finishes?

Yes. We compare the relevant options, samples, maintenance and lead times with you. Selections and their cost implications are documented; the proposal defines the design and consultation services included.

Can I renovate while living abroad?

Yes. We agree a named contact, access, reporting and written approvals. Some decisions require physical samples or professional inspections at the property.

What if we discover additional work?

We explain the finding, proposed response, cost and schedule implications before seeking written approval. The project agreement defines how urgent protective work is handled.

What is checked at handover?

Review the rooms against the approved scope, inspect finishes and agreed installations, record outstanding items and receive the included operating and care information.
