Your scope of work

Know what you are asking us to change.

  • Kitchen, bathroom and garage projects
  • Painting, flooring and interior finishes
  • Living rooms, bedrooms and additional space
  • Plumbing, electrical and moisture-related works

You do not need to change the whole house. Define the rooms, finishes or systems that need attention.

What we assess before specifying the work

Define boundaries with retained finishes and systems. Damp needs diagnosis before resurfacing; basement use depends on ventilation, moisture, access and any permissions.

Defined separately, never assumed

Adjacent rooms, concealed defects, additional networks and upgrades beyond the agreed boundary require assessment and written agreement.

The signed proposal sets the actual inclusions. A service list is not a quotation.

Make it yours

The choices that make the difference.

01

Define the limit of the work

Show what changes and what remains so new finishes meet existing rooms cleanly.

02

Coordinate the hidden work

A new floor or wall finish may depend on substrate repairs, moisture treatment or service alterations.

03

Prioritise the everyday difference

Choose the improvements that solve the actual issue: storage, comfort, light, access or a deteriorating surface.

Before you commit

A budget you can understand. A programme you can follow.

What affects the cost?

The room size is only a starting point. Preparation, repair needs, connections to retained elements, material quantities and specialist visits affect the price. Minimum site setup and protection are considered even for a small project.

What affects the timing?

The programme follows preparation, deliveries, installation and any drying or curing requirements. Combining related tasks can reduce repeated disruption, but a short scope does not eliminate material lead times.

What your proposal should make clear

  • The defined work and itemised allowances
  • Materials, quantities and selection assumptions
  • Taxes, exclusions and separately commissioned services
  • Payment milestones and the process for approving changes
Discuss the scope and budget

Living through the work

Plan the disruption before it starts.

Many partial projects can be organised around an occupied home. We first agree safe access, dust control, service interruptions, work hours and any rooms that need to be kept available.

Living abroad? Here is how we coordinate.

The final review

Know what handover means.

Inspect the defined area, test the included fittings or systems as appropriate and identify any remaining finishes or remedial items before closing the project.

Before your project begins

How much will this renovation cost?

The room size is only a starting point. Preparation, repair needs, connections to retained elements, material quantities and specialist visits affect the price. Minimum site setup and protection are considered even for a small project.

How long will the work take?

The programme follows preparation, deliveries, installation and any drying or curing requirements. Combining related tasks can reduce repeated disruption, but a short scope does not eliminate material lead times.

Can I keep living in the property?

Many partial projects can be organised around an occupied home. We first agree safe access, dust control, service interruptions, work hours and any rooms that need to be kept available.

Can you help me choose materials and finishes?

Yes. We compare the relevant options, samples, maintenance and lead times with you. Selections and their cost implications are documented; the proposal defines the design and consultation services included.

Can I renovate while living abroad?

Yes. We agree a named contact, access, reporting and written approvals. Some decisions require physical samples or professional inspections at the property.

What if we discover additional work?

We explain the finding, proposed response, cost and schedule implications before seeking written approval. The project agreement defines how urgent protective work is handled.

What is checked at handover?

Inspect the defined area, test the included fittings or systems as appropriate and identify any remaining finishes or remedial items before closing the project.
